the tile is in!

the much anticipated tile floor was installed in our brewster basement last week. i wrote a lot about the new floor planning process here and a little here. in a nutshell: we had an old berber carpet that was fine – a little musty and worn – but then was completely ruined over the winter when our dehumidifier pump malfunctioned and water soaked the rug and pad to the point of no return. it wouldn’t make sense to put more carpet down there. carpet + rental property = no. we decided on tile. i obsessed over wood-like tile choices for many weeks. we considered options from home depot, lowes, daltile, and a number of boutique tile shops in the cape then quickly narrowed down our choices to the style selections line at lowes (we quickly learned that only lowes and home depot had options we could afford). i also learned that the added labor cost for a herringbone pattern installation is nauseating. my herringbone dreams were crushed as soon as we saw the numbers. the wound is still raw. STOP TALKING ABOUT IT.

this is how it looked when we arrived friday. its hard to get a feel for it with no baseboard (which was mike’s weekend project). the tile is . only $2.48 per square foot (not including labor, of course).

here is shakespeare beginning the quality control inspection and a sneak-peak at some new art i splurged on for the new and improved space.IMG_4742

and enough bubble wrap to air-mail our entire house.IMG_4743

or provide 4 minutes of 3-year-old entertainment…

IMG_4745

mike worked his tush off and installed all the baseboard himself (a job that our contractor quoted over $2k!).

dane also pulled his weight…IMG_4786

shakey, not so much. just look at those rolls…  its a combination of winter and pregnancy sympathy weight…IMG_4755

we are getting a new door for the utility closet which we had to special-order. patience, patience is so hard.
IMG_4771

but definitely looking much better with the new chunky, flat stock trim!IMG_4770

the wall reads yellowy in these pictures, but its white dove.. a soft, creamy white that i’ve been using everywhere (not at all yellowy).

IMG_4768

after moving some furniture back into place (as much furniture as one man + one 8-month preggo lady can handle), it looked like this. still some obvious finishing touches needed (vent cover, door, window trim…) but very promising!

IMG_4780

IMG_4784

its hard to see, but i covered 3/4 of this back wall with bead-board wallpaper. its going to be capped with a piece of trim and have some hooks between the bed and stairs and be awesome. more on that later.

this friday we are headed back to the cape to actually enjoy ourselves and the brewster in bloom weekend festivities. its been a while since we’ve spent time here without an aggressive to-do list. we can’t wait!

do you want to rent this house for memorial day weekend!? leave a comment or get in touch with me!

brewster blues

we had a busy busy busy busy weekend in brewster! my feet are throbbing as we speak. i dumped my photos into my computer as soon as i got home so i didn’t lose momentum because there is a lot i want to put out here on my internets! first things first. our house is a new color! this is a pretty big deal. painting the house wasn’t really on my radar, and it wasn’t at all about the color (i actually really liked the original color). there was a good amount of rotting trim and chipped, weathered siding so mike felt like we needed to hire someone to deal with it before it got out of hand. we actually looked into it last spring- got an estimate and all that- but decided to hold off one more year (and i’m glad we did after such a cruel winter!).

this photo is from our first summer 5 years ago… both the siding and the lawn have gone down-hill quite a bit over the years.

housebrew

so while i liked the color, we decided that we might as well change it up in a dramatic way if we were going to invest in the paint-job. we agreed on a deep, nautical blue. it was actually really easy picking the exact color. what did we do before pinterest?

we basically found this grid on pinterest (a young house love original… shocking) and agreed on newburg green (also what yhl chose for their show house… again, shocking).

BlueHouse-Nine-Color-Grid

yhl

and here she is! we are really happy with it. its a crazy big change and just feels like another big step toward making the house our own. the fresh white trim really pops and the deck and roof look nice with the deep blue.

IMG_4746

it wasn’t outrageously expensive to have the house painted because the other two sides are clap board and just got a good power wash.

IMG_4749

this lower deck area has so much potential. i’d love to cover the concrete with something nice-looking, rig up a ton of string lights and invest in some good patio furniture. one of these years…

the lower level finished floor update is on deck. no pun intended. (i might go to bed before dane tonight).

the big winner

just a really quick follow-up to my elaborate, dramatic nursery lighting post before we head to brewster tonight (and i am actually bringing my camera for this trip – the floor is installed!)

i ordered this yesterday. not surprisingly, it wasn’t even on my original watch-list! i stalk certain items at urban outfitters waiting for them to go on sale… and in the process, i came across this great deal and it just felt right for the nursery. impulsive, but .. 30 bucks..

i should be a UO ambassador or at least figure out affiliate links… their sales are so good, i can’t stay away.

Plum Bow Scallop Pendant

many updates coming soon: the brewster floor, the painted nursery, a craigslist changing table makeover, and my very first wallpapering project!

also, there is a huge baby girl in my belly and we go to dairy queen a lot.

that’s all. happy weekend!

three on the third

the “golden birthday” concept is fairly new to me and i had to explain it to a number of people recently, so you’re not alone if you didn’t know it was a thing. dane turned three on april third, and so it was his golden birthday… (my birthday is feb. 1st, therefore mine would have been when i turned one.. are you with me?) it feels weird to own a three year-old. he is certainly not a baby anymore… but he is the cutest, sweetest, funniest little dude i have ever known.

it was easter weekend as well and it was really wonderful. mostly because the house was full of family & friends the whole time. dane was on cloud nine with cousin riley to play with all weekend along with his little pals, dylan and chase who came for the party… the truck-load of new toys didn’t hurt either. remind me to reinstate the charity donation in lieu of gifts request next year!

IMG_4520

IMG_4535

the golden birthday theme sort of took on the toddler-friendly theme of pirate’s gold. i tried to keep things simple (i am craving clean and simple more than ever lately.. might be a nesting thing)… just some gold flare here & there, a wood “plank” for the kids to walk across (dane wanted nothing to do with it) and mostly healthy, low-sugar food and snacks.

it was a perfect little birthday celebration for this very special boy of mine.

dane,

you are a sweet, lovable, cuddly, silly little guy. you surprise me every day with your amazing memory and sophisticated sense of humor. you are a hugger. before bedtime you run laps up and down the hall between our room and yours in varying stages of nakedness. ironically, your most hyper 40 mins of the day are between dinner and bed time… (especially if dad is in charge). cars and trucks and things that go is still your favorite book (i had to hide the polar express because, by mid-march, i just couldn’t do it any more). i am so proud of the little 3-year old you have become. you have good manners, you really care about peoples’ feelings and love making us laugh. when i say “i had so much fun playing with you today” you say “you’re welcome”. i get giddy on my way to pick you up after work because i am just aching for a squeeze from you. you love music… “dad check-out this song”, then you’ll sing something quietly that you learned at school that day. you can write a “D” and an “A” all by yourself, which is pretty impressive and your scooter skillz are all of the sudden off the hook! i think you’re going to be an awesome big brother and i can’t wait to see it. i am SO LUCKY. so so lucky.

love, mom

my own internets

i moved my blog.. its on wordpress now. i don’t have a good answer for why, other than everything i’ve been reading is all like “you should use wordpress not blogger” so i’m like “ok?” and i figured its a decent time for the transition since i’ll be home for the summer and might have some time to play around with it.. but probably not.. but maybe.

i have my very own internets now ( www.80milestobrewster.com ) but i had to actually pay something for the first time which i’m not very happy about.

so anywho.. i have this simple format for now which i kinda like and as i learn how to add some fancy things maybe you’ll see them popping up on my sidebar and what not.

this weekend is dane’s birthday and easter, so you’ll be sure to find a shaggy-haired-toddler-filled post in the near future.

snowy spring cape cod weekend

we spent the past weekend in brewster… drove down friday night in a snow storm where cars were slipping and sliding on the highway like it was the first storm of the season. it took us longer than expected to get there and we were totally exhausted by the time we unloaded.

the only grand plan i had for the weekend was to paint the fridge with chalkboard paint (yup, i’m going for it) but the tintable kind was sold out when i went on the home depot run thursday night, so that plan was thwarted. we just chipped away at some random odds & ends like replacing some light switches (off-white for white), stripping some more trim in the lower level and clearing it out for the flooring install.

i bundled up and hung some finishing touches in the rejuvenated sunroom during dane’s nap saturday…

but the room is currently a dumping ground for stuff from the downstairs and looks like this… so still no finished product photos available.

speaking of the lower level… there have been some plot twists since my flooring post. turns out the labor cost for the herringbone pattern i had my heart set on is outrageously expensive. like twice as much as the standard “brick lay”. it took me a long time to get over it (i’m still not over it).. but the lowes people quoted us an additional $2k or so and we got two more quotes in the same ballpark. at the end of the day, it was too much money.
so i solemnly picked up the sample pattern i laid a few weeks before, and we’ll have it installed in the regular, boring way the weekend of april 16th. you may also notice its not the tile i had previously decided on. the more weathered style (“c” if you will) was discontinued and lowes would not install it. i’m actually happy with this change of plans.. it think this “natural timber cinnamon” might actually be the better choice in the end.
in other news… this wall… i was going to paint it an accent color, but now i’m thinking maybe wallpaper!?

dane was a really happy guy all weekend.  he had his little workbench and tools and followed mike around “helping” with all of the “construction”.

he didn’t want to leave sunday. that makes me happy.

it was a good weekend. sometimes it feels like we only go to brewster to bust our butts and try to get stuff done. then there is usually the stressful rushing around on sundays to ensure everything is renter-ready at all times. its kind of nice knowing we will be the only ones back for a month or so… i can leave dane’s mattress on the floor, sheets on the beds and soap in the shower. i feel like this past weekend we were able to get stuff done but also watch a bunch of basketball and relax just enough. i hope as the years go by there will be more of this balance during our brewster visits.

nursery odds & ends :: tan and triangular

but first… look at this little human my sister made..
he’s pretty cute and perfect and impossibly small. dane was mostly indifferent toward him, but when we let him “hold” him, he had the biggest smile on his face. it was the sweetest thing i’ve ever seen. i think i’ll lose my **** when its his baby sister he’s holding.
now onto the material things…
there has been no progress in the nursery what-so-ever, but i have been snatching up random treasures – all on sale – to eventually use in the new baby’s room. i feel like i should share with you now in case the sales don’t last and you want to get in on the action.
i hope this doesn’t come back haunt me… the fact that i don’t have a plan for what goes where… this on this wall, that on the other… i just love this neutral, geometric vibe and have been accumulating these accessories over the past few weeks in hopes i can make it all work.
and can we talk about sales? have you heard the whole “you should only buy something on sale that you would be willing to pay full-price for…?” this makes zero sense to me. yes, you can be tricked/psychologically manipulated by sales… i’m sure i have been, but i also know that i would not have paid full price for any of this stuff… and i don’t see how this means i shouldn’t be buying it on sale. i like it all. a lot. that’s why i bought it. on sale. if  you would have paid full price for something, wouldn’t you – in most cases – already own it? everyone has a price they are willing/not willing to pay, right? whatever. [end rant]

diamond shag rug (6’7″x9′) $576 $144
(looks like only 70% off these days… i got it prez day wkend for 75% off)

nesting hexagon shelves $160 $119.99
(this was an impulse buy… i think i ordered it on my iphone while sitting on the bathroom floor during dane’s bath (its too easy) i hope i love them.. i think i will).

magical thinking geo sol mirror $49 $19.99
(give me all of the triangles)

magical thinking wall banner $18 $12

nate berkus fringed wall art $34.99 (+10% off today)
(i got the bigger sized one a while back… i can’t find it anywhere anymore.. sold out?)

the purple stuff you see above, i don’t own.. i threw them in there just to mix in some plum which will be the accent color… there will be a plum accent wall, etc etc.

so i really just need a light (to replace the boob) and black-out shades for the windows. then we just need to find the time to paint and pull it all together. time time time.

to be continued.

(no affiliate links or anything btw)

oh, happy st. patricks day!

i have this theory…

the theory is that if i could wake up at 5am every morning, it would drastically change my life. i have never (ever) been a morning person, but in this phase of life [30’s, motherhood] the morning is when motivation and creative energy are most available. day to day life requires i am up by 6 (6:15 if i acquiesce to wet hair and no make-up for the day.. which is the case maybe once/week). but i simply can’t convince myself to get up out of bed any earlier than is required.

after work is survival mode: feed family, bath child, play and read stories with a smile on my face, tactfully coax child into his bed. sometimes its a struggle to get through my routine of brushing and washing before the glorious collapse into bed. its not that i don’t enjoy these evening hours with dane, don’t get me wrong… after-all this is practically the only time we have together during the week (sad face). but after he is in bed, there is just nothing left in the tank.

between the hours of 5 and 6am though…… the possibilities are endless. i could clean, exercise, organize photos, blog, learn to use my computer, my camera, make a morning green juice and smoothies for the family, take shakespeare for a walk..  oh my god i could paint my nails. not all in the same hour, of course, but over the course of a week, all of this could be done.

but alas, the theory remains untested.

i have big plans for my third trimester. i am going to stay in shape, eat clean, get super organized at work and at home and maybe, just maybe i can figure out how to get my head off my pillow at 5am sharp. maybe.

poo to blue

this is the story of a really ugly file cabinet. wouldn’t you say this is one of the ugliest file cabinets you ever did see? when we turned the dining room into an office-ish room i felt motivated to help this poor poo brown cabinet realize its potential. i got it for free in a day-after-the yard sale scenario in brewster years ago. the same day i got that free rocking chair (it was a good day). i really love painting free things… i will paint almost anything. this project happened over the course of a few weeks, per usual.

the drawer pulls popped out easily. i spray painted them w/ two coats of white (they were a nickel/silver color).

i sanded the metal a bit to scuff up the finish, then sprayed it with 1 can of kilz primer before hitting it with the paint brush.

the color is barnstable blue by ralph lauren. i brought a settee cushion with me to home depot to match the cabinet to the seats in the music room (you’ll see what i mean).

check out mr. poo cabinet now. he has a whole new outlook on life.
the two masterpieces sitting on top are by dane and, no, they are not for sale (well.. email me.. we might be able to work something out).

new urban outfitters rug. very affordable and a fun new color for the house.

here are the settees i referenced. now the two rooms flow a bit.

i had this wooden tray laying around. i sanded and painted it as well.

so some good progress in the transition from dining room to office…
